San Ramon’s Bishop Ranch lands Cooper Cos., other new tenants in big leasing surge

SAN RAMON — Cooper Cos. has agreed to shift its headquarters to San Ramon’s Bishop Ranch office complex, a high-profile transaction among numerous leasing deals announced Monday by the park’s principal developer.

“We’re confident our new location at Bishop Ranch will allow us to build a deeper rapport and presence with the San Ramon community, while fostering collaboration and fueling the continued growth of our company,” said Albert White III, chief executive officer of The Cooper Cos., which now has its headquarters in Pleasanton.
The deal with Cooper was one of several revealed on Monday by Sunset Development, the developer of the Bishop Ranch office, retail, hotel and restaurant complex in San Ramon.

Nine leases totaling 212,000 square feet were signed at Bishop Ranch recently, Sunset Development said.

Cooper, a medical devices company whose offerings include optical products, leased 49,000 square feet.

The second-largest lease was a deal with Franklin Templeton, a financial services giant that agreed to rent 44,000 square feet.

ARC, a document and technology software company, leased 23,000 square feet, representing the third-largest rental deal.

“Bishop Ranch not only had the space we needed, but it also featured amenities that would significantly enhance the work environment for our employees,” said Suri Suriyakumar, chief executive officer of ARC. “We’ve built out a tremendously practical, team-oriented, and beautiful space at Bishop Ranch 15. We’re looking forward to doing great work here.”

TRI Pointe Homes, a residential builder and Foster Farms, a West Coast poultry company, each leased 19,000 square feet.
Mason-McDuffie Mortgage, a residential mortgage lender, leased 17,000 square feet, GCL, a solar enterprise, leased 16,000 square feet, Lennar, a home builder, expanded its current lease to 13,000 square feet and Konica Minolta Business Solutions U.S.A, a technology company, leased 11,000 square feet.

“With our host of amenities, the new City Center Bishop Ranch across the street, and an excellent talent pool in the area, these companies found Bishop Ranch as the ideal location for their offices,” said Alex Mehran Jr., Sunset Development’s president and chief operating officer.

The 300,000-square-foot City Center is a $300 million complex designed by famed architect Renzo Piano. It officially opened in 2018. Its primary anchor is a 10-screen luxury cinema called The Lot, which opened in November. The other major anchor is Equinox fitness, training and yoga center, which opened in January.
