Sunset Development Company, which owns and manages Bishop Ranch, is a family-owned business celebrating its 60th anniversary in 2011. For three generations, Sunset has not only expanded Bishop Ranch, but also been an integral part of the surrounding San Ramon Valley.
In addition to Bishop Ranch, the company built a planned community in Livermore, California on 1,260 acres of land; it includes more than 17,000 inhabitants, 5,000 homes, 12 office buildings, four schools, five churches and five parks.
Given our history in this community, corporate responsibility for the San Ramon Valley is also an important part of our culture. That’s why Sunset Development supports youth sports leagues, educational institutions, Tri-Valley cultural organizations and many other local programs.
Masud R. Mehran (1920-2013) founded Sunset Development Company, a diversified real estate organization, in 1951 and served as Chairman of the Board. Over the past 60 years, Mr. Mehran developed 1,260 acres of land in Livermore into a fully integrated residential community called Sunset Town, and 585 acres in San Ramon into a fully integrated business community called Bishop Ranch.
Mr. Mehran received his Bachelor of Science degree from Cornell University in 1946. He served on numerous charitable and industry boards.
Alexander R. Mehran, Sr. is the Chairman and Chief Executive Officer of Sunset Development Company, founded by his father, Masud Mehran. Prior to joining Sunset Development in 1977, Mr. Mehran spent three years at J.P. Morgan of New York, where he managed real estate companies and assets owned by the bank.
Mr. Mehran received his Bachelor’s degree from Harvard College, where he graduated with honors. He earned a law degree, also with honors, from England's Cambridge University.
Alexander Mehran, Jr., LEED AP, President and Chief Operating Officer at Sunset Development, has been a part of the team for four years. Before joining Sunset Development, Mr. Mehran spent several years at Goldman Sachs & Co. in the Infrastructure Private Equity Fund group in New York. In his prior role as Senior Vice President and General Manager, Mr. Mehran was responsible for the management of Sunset Development's Bishop Ranch and Livermore properties.
Mr. Mehran received his Bachelor of Arts degree from Brown University.
Edward Hagopian is the Executive Vice President of Sunset Development, where he’s been a part of the team for 20 years. He is responsible for Bishop Ranch's marketing and leasing. Prior to joining Sunset, Mr. Hagopian’s career began in San Francisco’s Financial District as a real estate broker. He subsequently formed and owned one of the most successful brokerage firms in San Francisco.
Mr. Hagopian received his Bachelor of Arts degree from San Francisco State University, where he also earned his California teaching credential.
James Clancy is the Executive Vice President and Chief Financial Officer at Sunset Development, a position he’s held since December 2000. His responsibilities include overseeing all aspects of finance, treasury, banking, HR administration, IT, enterprise and credit risk management. Mr. Clancy’s 30 years of experience prior to working at Sunset Development include positions at Price Waterhouse, The Chronicle Publishing Company and, most recently, as the CFO of the San Francisco Chronicle.
Mr. Clancy received his Bachelor of Science degree from Northern Illinois University. He is also a licensed CPA.
David Claveau is the Senior Vice President, Director of Construction at Sunset Development. In this role, which he’s held since August 2011, Mr. Claveau is responsible for all construction-related activities for Sunset Development, including risk management, quality control, quality assurance, construction activity safety, cost control, design coordination, meeting jurisdictional requirements, tenant interface during construction activity and on-time delivery. Prior to Sunset, Mr. Claveau worked with Webcor Buiders in San Francisco, California.
Mr. Claveau received his Engineering degree from Irvine Valley College and is a Licensed Control Systems Designer in the State of California. Mr. Claveau holds a Class B General Contractor's License in the State of California.
J. Christian Truebridge is the Senior Vice President for Planning and Entitlements. Mr. Truebridge joined the Sunset team in October 2012. Prior to joining Sunset Development, Mr. Truebridge spent eight years as the Northern California Division President for Shapell Homes. His responsibilities include all forward planning and entitlement efforts at Bishop Ranch and other Sunset Development projects. He is also responsible for governmental relations with the local, state and federal agencies.
Mr. Truebridge earned his Bachelor of Arts degree from the California Polytechnic State University in San Luis Obispo.
David Fields is the Executive Vice President, Chief Administrative Officer and General Counsel of Sunset Development Company where he oversees the company’s legal matters and focuses on organizing the company for its future growth. Mr. Fields brings more than 20 years of combined experience as a lawyer, general counsel, and senior executive. Prior to joining Sunset, he served as Executive Vice President and Chief Administrative Officer at Bayer Properties in Birmingham, Alabama and as Vice President and General Counsel for Irvine Company Retail Properties in Irvine, California. Mr. Fields received his Juris Doctor degree from Harvard Law School and his Bachelor of Arts degree from Yale University.
Harout Hagopian is the Senior Vice President, General Manager of Property Management of Sunset Development. Mr. Hagopian was formerly the Vice President of Operations for Equity Office, San Francisco region, where he managed 5.5 million square feet of office property. Mr. Hagopian earned a bachelor’s degree in Management and Human Resources from the California State Polytechnic University in Pomona and brings with him over 26 years of experience in the real estate industry. He is responsible for the management of Sunset Development’s Bishop Ranch property, including managing customer relationships, the maintenance of building infrastructure and interior space, landscaping, site maintenance, and events.
Jeff Dodd is Senior Vice President of Retail at Sunset Development. Mr. Dodd joined the company in September of 2014 to lead the company’s retail development, including City Center, at Bishop Ranch and the food and amenity program at BR 2600. Mr. Dodd previously ran his own retail consulting firm after his tenure of over twenty years at the Irvine Company. Mr. Dodd received his B.S. from California State University, Long Beach and his M.B.A. from UC Irvine. He is a member of the International Council of Shopping Centers.
